10 May The Development of London – Projects to look out for
With its ever-changing skyline, which includes several of Europe’s largest regeneration projects, London’s development has moved at a breakneck pace in recent years.
With London’s stated goal of being net-zero by 2030, developments are being planned with a high BREEAM rating in mind. Yes, in every design, sustainability is a top priority. London is the economic engine of the UK, accounting for more than a quarter of total output, and the city’s economy is expected to grow to 6.9 million jobs by 2041. As a result, the city’s development necessitates a quick and decisive response.
Expanding White City
Since 2015, developers, Stanhope have been working closely with Architecture firm Allies and Morrison in the development of White City Place which compromises of six workspace buildings which has established itself as a thriving central hub for the creative, technology, and life science industries.
Gateway is also part of the White City Place development and is an on-going project that will include three new office buildings on the site of the former BBC Media Village, dubbed Gateway West, Gateway Central, and Gateway East, which will help to create 8,000 new jobs in White City.
The three new proposed buildings will be added to the existing White City Place structures: MediaWorks, Westworks, and Garden House.
The structural work on the Gateway Central and Gateway West buildings at White City Place is now complete, after the start of construction in September 2020. The remaining work is now being completed to meet the project’s final completion date of 2022.
Developing London for a sustainable future- Bishopsgate
The newest skyscraper to shape London’s skyline was designed for the client Mitsubishi Estate by developers Stanhope in collaboration with architects WilkinsonEyre and Lendlease.
The new 8 Bishopsgate tower in the heart of the City will be the UK’s tallest structure to receive a BREEAM ‘Outstanding’ rating. The 51-story tower will include office space as well as retail space on the ground floor, with the shape of the building to create mezzanine levels.
The project which began in 2019 has been designed with several features to achieve low embodied carbon as well as be low-carbon in operation and is set to be finished by the end of this year.
Stratford’s regeneration
Stratford, located to the north of the London Docklands, was once one of the country’s poorest communities, with poor health and high unemployment.
However, it is now a thriving, thanks in part to the development of the Olympic Park and its ongoing development. Furthermore, over 20,000 new jobs are expected to be created by 2030, generating more than £5 billion in revenue for the region.
The International Quarter London (IQL) is unlike any other. Developer Lend lease has been working on projects in the area that include- workplaces, green spaces, housing, and retail, and designed with sustainability in mind. In fact, Lendlease have announced their mission for IQL, promising that it will be Net Zero Carbon by 2040.
2 Redman Place
The IQL’s 2 Redman Place development is located near the London Aquatics Centre, the London College of Fashion, and the London Stadium (The International Quarter).
It is a building with sustainability and wellbeing at its core, designed by award-winning architects Rogers Stirk Harbour & Partners and developed and constructed by Lend Lease.
This was the fourth project PAD Contracts had worked on at IQL in the last few years. Our experience with similar projects, particularly our off-site skills and prefabrication process, helped us reduce onsite time and interruption.
PAD Contracts were hired to provide a variety of architectural metalwork solutions, including the fabrication of two near full height internal steel feature staircases for the building’s primary concrete structure. At PAD’s manufacturing facility in Waltham Abbey, the staircases were pre-fitted with balustrading and stainless-steel handrails for quick installation after the concrete core of the building was completed 2 Redman Place has now received an Outstanding grade from BREEAM, the world’s greatest authority on sustainable buildings.
The Pavilion
The Pavilion at IQL is an excellent example of a development that prioritises sustainability. A spot where individuals may unwind, eat, and socialise.
And it’s now a finalist for the Low Carbon Project of the Year 2022 award, which will be presented on July 14, 2022. Due to its use of responsibly sourced lumber, water-efficient fixtures, and waste reduction practises, the Pavilion has already obtained an Outstanding rating from BREEAM.
PAD Contracts installed a variety of balustrades for the building’s external spaces and stairwells. Steel railings by PAD reach from the ground to the first floor, encircling the perimeter and running to the back of the building, separating into two rear stairs.
The balustrading on the left side of the first-floor balcony space has triple laminated low iron glass infill panels. On the second level, the steel railing with cylindrical spindles continues, giving a safe and secure barrier to the outside terrace space. We also provided and installed wood capping for the balustrading, as well as ‘warm to touch’ special coatings.
