334 Oxford Street, now known as The M Building, has reached practical completion in April 2026. The former Debenhams flagship has been transformed into a mixed-use development in the heart of Oxford Street, delivering approximately 279,625 sq ft of pre-let Grade A office space, 13,035 sq ft of landscaped terraces and 66,395 sq ft of retail space. Designed by AHMM Architects and delivered by Bovis, the project retains part of the original 1960s structure while introducing a new façade and three additional storeys.

The completed building carries strong credentials. It has been designed to achieve BREEAM Outstanding, NABERS 5* and WiredScore Platinum, reflecting the emphasis placed on sustainability, operational performance and connectivity throughout the scheme. It is a substantial redevelopment of a well-known London address and a good example of how retained structure and new interventions can be combined to create a more efficient and better-used building.

PAD Contracts’ involvement on the project was smaller in scale, but part of the wider delivery of the scheme. The team supplied general and architectural metalwork, including polished stainless-steel railings, cycle-storage installations and back-of-house steel elements. These items were selected and detailed to be durable, practical and well suited to a busy city-centre building, supporting day-to-day use rather than acting as feature elements.

That work also sits alongside PAD’s own progress on sustainability. During the same period, the company achieved the Achilles 4-Star Sustainability Mark, a recognition of continued improvement in environmental management, supply chain transparency and responsible procurement. While PAD’s package at 334 Oxford Street was not central to the building’s overall sustainability strategy, it did contribute in a modest but relevant way through low-maintenance, long-life metalwork that supports the building’s ongoing performance.

 

 

What makes schemes like The M Building interesting is the balance between the visible and the functional. The façade, terraces and office accommodation are what define the building publicly, but the railings, cycle racks and service-level metalwork help it operate smoothly behind the scenes. PAD’s role was part of that quieter layer of delivery, contributing to a completed project that now stands as a major redevelopment of a prominent London site.
